Apartment financing

If you need financing for the purchase of a new home, please find out about possibilities to receive a mortgage loan before signing the reservation agreement. The oral reservation period is intended for such purposes. We cooperate with AS "SEB banka", AS "Swedbank", AS "Luminor Bank" and AS "Citadele bank", but you can also choose another bank to receive a loan.

Any apartment in the Mežpilsētas project is transferred to the buyer with full interior finishing. The Merko mājas interior design team has developed five modern collections of interior finishing materials meeting latest global design trends.

How soon will the house be completed and when can I view my apartment?

The project was put into operation in September 2024. Viewing the apartment is possible by arrangement with sales consultants.

When do I need to go to the bank when buying an apartment?

Sales consultants at Merko mājas advise you to go to the bank as soon as you have decided to look for your dream apartment to know exactly your lending options and what amount of money you can count on to buy an apartment. Merko mājas cooperates with the leading banks of Latvia and the possibilities for granting a loan are also evaluated during the construction phase of the project.

What additional payments do I need to consider when buying an apartment?

Several additional payments have to be taken into account when purchasing an apartment: contract fee to the bank for the creation of a loan agreement or an escrow account (if a mortgage loan is taken), payment for notarial services, registration of the mortgage in the Land Register, as well as fees related to the Land Register.

What is included in the specified price?

Apartment with full interior finishing including wall painting, flooring, plumbing fixtures (bathroom and toilet equipment).

What is not included in the specified price?

A personal parking space and/or a storage space should be purchased separately, unless otherwise specified in the project. The customer shall cover chancellery and state fees, notarial and banking services.

How can I reserve an apartment?

Any apartment (both under construction and completed projects) can be reserved orally by contacting and meeting our sales consultants. This reservation is valid for 5 business days. If the project is in construction, an earnest money agreement must be entered into after the oral reservation. Then, within 5 working days, you have to pay the earnest money of 15% of the purchase price. The purchase price includes the full transaction, including a personal parking space and a storage space, if you choose to purchase them. If construction of the project is completed, a purchase agreement must be entered into after the oral reservation.

  1. Selection and application

    Take a look at apartments available in our projects, choose the one most suitable for you and make an online reservation request or an appointment with Merko mājas sales consultants.

  2. Apartment reservation

    After choosing an apartment, you can make an oral reservation with one of our sales consultants, valid for 5 working days.

  3. Home financing

    If you need financing for the purchase of a new home, please find out about possibilities to receive a mortgage loan before signing the reservation agreement.

  4. Choice of finishing

    Free or paid finishing solutions are available for projects under construction. They may be selected up until a specific time in the construction process.

  5. Onsite apartment inspection

    When construction of the project is completed and it’s possible to see all the nuances of the new apartment, you will be able to evaluate it onsite together with our sales consultant and a sign the property inspection act.

  6. Purchase agreement

    After signing the Property inspection act, we will start the procedure of concluding the purchase agreement, preparing all the necessary documentation

  7. Receipt of keys

    After paying the full purchase price and completing all formalities, you will become a full-fledged owner of the apartment!

  8. Guarantee

    For interior finishing, we provide a 2-year guarantee from the moment of signing the purchase agreement.
